Arkansas State University (ASU) Three Rivers now owns the Ritz Theater and is working to restore and transform the building into one large theater with a stage. With this investment in the historic fabric of downtown Malvern, ASU Three Rivers is helping to revitalize and enrich the community.

During Phase I, the original sign was taken down, the marquee removed, and the front entrance was demoed. Phase II included restoration of the front entrance, installation of a new roof, reinforcement of exterior walls, removal of interior walls, and work on mechanical systems.

Phase III is currently underway and includes restoration of the lobby, restrooms, electrical infrastructure, and stage area. A fourth and final phase is also in development, which will include seating, A/V systems, and the application of finishing touches, thereby preparing the Ritz Theater to warmly receive the community.

The Commons at the Country Club of Little Rock – Phase III Renovation and Expansion https://clarkcontractors.net/project/commons-at-country-club-of-little-rock-phase-3-renovation-expansion/ Mon, 20 Feb 2023 17:23:12 +0000 https://clarkcontractors.net/?post_type=project&p=3313 This project involved a 5,000 SF renovation of the Country Club of Little Rock’s (CCLR) clubhouse and building a 19,568 SF three-story addition to the Club. Ornate patterns and intricate detail work are featured throughout, providing a modernized, refreshed aesthetic for CCLR.

As part of the project, several new amenities were added to the Club, including a 5,000 SF Covered Patio, Kids Club, Ladies Lounge and Grille, Ladies Lockers, Ladies Card Room, Mixed Grille, Men’s Grille, Private Dining Room, Smoothie Bar, Fitness Center, and Yoga Studio.

The project was completed while the Club remained open, which posed a challenge as the construction site was close to an active golf course. The services and amenities CCLR offers its members are a valuable membership component. Therefore, we ensured all club amenities and main entrances remained open during construction. During the Summer, the Club’s swimming pool was open daily from 10 a.m. – 6 p.m. – our teams worked around the pool with no issues. In addition, the Owner held a weekly, high-level company meeting in a conference room right off the renovation. To avoid disturbing the meeting, we shut down all loud operations during this time and adjusted our work based on this or any other requests the Owner made.

We installed 700’+ of new sewer lines through the fairway adjacent to the Club. All golfing remained open during this time, and we kept the club sewer open throughout. We also completed a ground-to-ceiling renovation in the basement, with the clubhouse above occupied. This work required careful coordination to avoid significant disruptions to power or HVAC, as the power, water, and HVAC are all on a single service.

We also demolished and re-piped 150’+ sanitary sewer lines located 8′ underneath the building. This work was performed while keeping the Club’s full-service kitchen and all restrooms open. In addition, two separate grease traps were installed without closing the kitchen.

The warehouse space comprises 420,000 square feet, with 56 truck docks, and an additional 110,000 square feet of heated and cooled production space solely dedicated to K Cup products. The production area also boasts a two story mezzanine, including 14,000 square feet of office space designed for employees and administration. To ensure smooth operations, a 1 Meg backup generator has been installed. The facility is built on a massive 30-acre site, with secured fencing and access-controlled gates around its perimeter, and a guard house for added security.

The new basketball arena will have an estimated seating capacity for 1,900 people and will provide a top-notch space for the Monticello Billies to practice and compete. The facility has a budget of $19 million and is planned to include classroom space, coaches’ offices, lockers, storage, laundry, training, filming platform, concourse, concessions, and lobby.

Construction occured on an active school campus and involves thoughtful planning and coordination of multiple items, including parking and site access, materials and storage, students/faculty/staff, and school activities. Since construction for the project is adjacent to an operating school, high importance is placed on safety management and scheduling of work in a manner that is conscientious with Little Rock Christian Academy’s ongoing campus operations.

The new addition will includes classrooms, offices, restrooms, a cafeteria, and a kitchen. In addition, approximately 3,300 SF of the existing elementary school will also be remodeled.

Good Day Farm Pine Bluff – Medical Cannabis Cultivation Facility https://clarkcontractors.net/project/good-day-farm-white-hall-medical-cannabis-cultivation-facility/ Thu, 29 Dec 2022 21:16:54 +0000 https://clarkcontractors.net/?post_type=project&p=3167 Good Day Farm is the largest licensed medical cannabis producer in the South, supplying the region with cannabis products in various formats, including flowers, edibles, and topical creams. This project involved a 101,319 SF renovation of a former drum and container warehouse to accommodate Good Day Farm’s rapidly expanding operations, including a 42,000 SF canopy facility for growing crops.

This $24.5 million project was completed on an accelerated, fast-track schedule, with construction completed in 4.5 months, or an average of 845 SF finished per day. The type of schedule required the team to strategically plan through lead times on equipment and materials.

Resembling a regular manufacturing plant, this cultivation and growth facility has the necessary space and equipment to handle the entire cannabis cultivation process – through growth, harvesting and drying, packaging, and preparation for distribution. The project was completed in two phases. The first phase was for the 62,000 SF Cultivation Building and was essentially a phase within a phase. The main priority in the first phase was the flower and vegetation rooms. The second phase was the 34,000 SF Processing Building, which houses the vault, additional flower rooms, extraction, and packaging. In addition, over 1,800 tons of HVAC were added between the two buildings.

There are 21 flower/vegetation rooms in the Cultivation Building and four additional rooms in the Processing Building. Most of the MEP equipment involved unique systems specifically designed to support the perfect growing conditions for the cannabis plant.
