Resembling a regular manufacturing plant, this cultivation and growth facility has all the necessary space and equipment to handle the entire cultivation process – through growth, harvesting, drying, extraction packaging, and preparation for distribution. The facility includes 20 flower and bed growing rooms, a sophisticated integrated ventilation system with humidity controls, CO2 pumps, and an elaborate irrigation system for distributing filtered water to the cannabis plants. Each growing room is approximately 1,735 SF.

The newly expanded cultivation facility houses over 16,000 plants with the capacity to produce more than 3,000 pounds of premium flower each month. In addition, the facility has created over 150 jobs within the Ruston community.

The first and second phases consisted of a 126,994 SF build-out including CO2 and ethanol extraction lab, processing kitchen, and packaging equipment installation. The project also involved an addition of 44,000 SF of canopy space, or the surface area dedicated to live plant production. The canopy space includes irrigation control system, HVAC system, lighting control, CO2 distribution, and supporting spaces. Over 1,510 tons of HVAC were added in the canopy cultivation space alone during these two phases.

The third phase of the project involved an additional 42,284 SF build-out to add 37,000 SF of double-stacked canopy cultivation space. Included in the canopy space are an integrated irrigation control system, HVAC system, lighting control, and CO2 distribution.

Utilizing an accelerated fast-track schedule, the project went from design to occupancy in less than four months. In total, the project involved $35.1 million worth of work that was completed in 102 days. We also removed existing insulation that was left behind by the building’s previous tenant. In total, the building has over 2,000 tons of HVAC, including 120 tons of HVAC and 240 lights in each of the 11 flower rooms.

The facility includes 18 flower and bed growing rooms, a sophisticated ventilation system that pumps CO2 into the rooms, humidity controls, and an elaborate irrigation system for distributing filtered water to the cannabis plants. Each growing room is approximately 3,000 SF.

This $24.5 million project was completed on an accelerated, fast-track schedule, with construction completed in 4.5 months, or an average of 845 SF finished per day. The type of schedule required the team to strategically plan through lead times on equipment and materials.

The project was completed in two phases. The first phase was for the 62,000 SF Cultivation Building and was essentially a phase within a phase. The main priority in the first phase was the flower and vegetation rooms. The second phase was the 34,000 SF Processing Building, which houses the vault, additional flower rooms, extraction, and packaging. In addition, over 1,800 tons of HVAC were added between the two buildings.

There are 21 flower/vegetation rooms in the Cultivation Building and four additional rooms in the Processing Building. Most of the MEP equipment involved unique systems specifically designed to support the perfect growing conditions for the cannabis plant.

Phase 1 will be pharmaceutical compounding.  Future phases will include administration, manufacturing and expansion of production capabilities.
